NEW CONSTRUCTION HOUSING PROJECTS

We understand the project of a new home as the creative opportunity to build a unique piece, which relates the needs of its new tenants with a harmonious integration with the natural environment and the built environment.

We specialize in housing and sustainability, so when we start a new construction project we start from the premise that the building must have almost zero energy consumption, with the maximum contribution of renewable energies, at the same time as we use construction systems that ensure that the ecological footprint of the building is minimal.

• Drafting of Single-Family Housing Projects
• Drafting of Multi-family housing projects
• Analysis of plots for housing developments
• Planning procedures and costs for housing developments
• Processing and obtaining building permits
• Construction Management

Turnkey housing developments

Thanks to our working methodology and good relationship with agents in the sector, we offer turnkey projects, ranging from the analysis of the plot on which the house is to be built to the final reception of the work, including the design and drafting of the project, obtaining the urban planning license and managing the works.

Projects with BIM technology

To execute projects efficiently, we use BIM (Building Information Modeling) technology, which allows us total traceability of the project, both in the drafting phase and during the management of the works. This technology combined with our knowledge of industrialized and prefabricated construction allows us to develop projects with guarantees in terms of deadlines, costs and environmental sustainability.

HOUSING REHABILITATION PROJECTS

Reducing the ecological impact of housing in our territory involves rehabilitation, as we have an aging stock that was built without taking into account energy efficiency criteria.

We do not carry out any renovation project that does not involve a quantifiable improvement in energy efficiency, as we consider it to be the most sustainable way to reduce the ecological footprint of the building.

Reducing the ecological impact of housing in our territory involves rehabilitation, as we have an aging stock that was built without taking into account energy efficiency criteria.

Therefore, our areas of action to carry out projects and evaluate the results are the following:

Improving energy efficiency

Accessibility guarantee

Asbestos removal management

The ecological footprint of the building, which is 38% of total global emissions, according to the United Nations Environment Programme (UNEP). To calculate the improvement we use thermodynamic simulation systems that allow us to compare energy consumption before and after the renovation.

Accessibility is a basic right that must be guaranteed in housing and that is why our rehabilitation projects make up for the shortcomings that old buildings may have, whether through new elevators, adaptation of stairs or use of auxiliary elements integrated into the building.

Asbestos is a carcinogenic material that, unfortunately, is present in a large part of the residential buildings in our area. This situation causes it to appear during many of the rehabilitation projects of buildings built between the 50s and 70s and for this reason we are trained to manage the particularities of its removal process.

Support throughout the process

Because the financing of the works can be an impediment to rehabilitation, at RODAL we offer a support and management service for the grants available for each building that we intend to rehabilitate, whether they are direct subsidies for energy rehabilitation, accessibility, or asbestos removal, working in a coordinated manner with the building administrator and the property.

REPORTS AND CERTIFICATES

• Technical Building Inspection Report (ITE)

This is the mandatory review that buildings over 45 years old must undergo to ensure their good state of conservation and safety. It focuses on evaluating structural and safety elements, such as facades, roofs and installations, and its main objective is to prevent risks and guarantee the habitability and safety of the buildings.

• Energy Efficiency Certificate (EEC)

It is a document that evaluates the energy consumption and CO₂ emissions of a property. It classifies efficiency on a scale from A to G, with A being the most efficient. It is mandatory for selling or renting properties and to justify improvements in energy efficiency when applying for subsidies.
